Pricing a listing is the most consequential thing a real estate agent does — and most agents were never taught how to do it well. A CMA is not a Zestimate printout, a tax assessment lookup, or an average of three active listings. It’s a disciplined, market-based analysis that requires the right comps, the right adjustments, and the logic to defend every number you put in front of a client.

This course teaches you the complete CMA process from the ground up — what a CMA actually is, how to select and evaluate comparable sales, how to make adjustments that reflect what the market actually tells you, and how to wrap it all into a price recommendation your clients can trust and your deals can survive.

You’ll understand the core principle of adjusting the comp, not the subject, and you’ll be able to apply the two primary adjustment methods — paired sales analysis and the Ratterman Method — to quantify differences in square footage, garage spaces, bathrooms, condition, lot size, views, and other features that affect value. You’ll know when to adjust, when to bracket, and when a difference is too small to warrant an adjustment at all.

Build and use an adjustment grid. You’ll be able to construct a systematic adjustment grid that walks through each comparable sale, documents every difference, and produces an adjusted value that supports your final price recommendation.

Arrive at a well-reasoned price range. You’ll know how to handle outliers, when to use a range versus a single price point, and how to identify when comps are tight enough to support a specific number versus when the data calls for a range. You’ll be able to explain your reasoning clearly to any client.

Avoid the pricing mistakes that cost agents listings and credibility. You’ll recognize the most common CMA errors — relying on price per square foot as a shortcut, cherry-picking comps to hit a seller’s target number, ignoring condition and location, and using outdated sales without explanation — and you’ll know what to do instead.
